Modified Bitumen

This type of flat roofing material is usually a two ply system that is made of asphalt bitumen , modified with polymers and reinforced with fibreglass and/or polyester. It is usually installed with self adhesive, Cold adhesive and heat (usually a torch or hot mop). Its important to note that it is becoming more and more common that this material is made with recycled material, making it a surprisingly environmentally friendly option for flat roofs.

Our installers all have Torch Safety Training and are insured for open flame installation of this material. It is important that when this roof is installed that you have a company who takes the risk of installation seriously and performs the necessary Fire Watch to ensure no smoldering occurs. BMRI performs a thorough 2 hour Fire Watch after the last torch is turned off every single day.

PVC and TPO

PVC (polyvinyl chloride) is widely known for its durability and cost effectiveness. Its construction differs from TPO (thermoplastic polyolefin) by having a lower percentage of oil and petroleum. Due to the strength of the membrane, both of these options are typically welded at the seams, which then allows the membrane to stretch with the building as it expands and contracts. Both are considered relatively environmentally friends as they reflect the suns rays and resistant to UV Rays, and cost effective due to the size of the rolls that allow faster installation.

EPDM

Ethylene propylene diene terpolymer (EPDM), is a cost effective way to install large amounts of roof quickly. With sheets up to 50 feet wide, this style of roof goes on in a hurry. Don’t be fooled by the price tag though, installed properly this roof can last a lifetime. By being ballasted with gravel the membrane stays protected from damaging UV Rays, snow rain and hail. Make sure you use an experienced contractor, such as BMRI, for any EPDM job to ensure that the seams and penetration flashings are installed properly. These membrane can start to shrink and pull apart over time and weakness’ in the seams and penetrations can begin to fail.

Built Up Roofing (BUR)

The roots of roofing all come back to BUR. You may remember a certain scene in the “Shawshank Redemption” where Andy and the gang are working with a mop and liquified tar, this is BUR. It typically consists of multiple layers of reinforced fabric coated in liquified bitumen, and then toped with gravel. It is still installed to this day with much success as far as performance goes. New advances in technology provide these roof systems with a longer shelf life, and even involve being installed via cold process adhesives instead of hot tar or rubber. Some of these Cold Process products even last longer than hot tar, with some manufacturers claiming roof system lifespans at almost 40 years.
